Stock Cooperatives

While the majority of common interest developments in California are condominium projects and planned developments, we have and do represent a number of stock cooperatives.  In our experience, we find that many of the governance and administrative issues facing common interest developments, whether they be a stock cooperative, condominium project, planned development or community apartment project, are the same and that the main difference between the four types of common interest developments lies in the ownership of the occupied separate interests and common areas, as well as maintenance and repair requirements and use restrictions.  With respect to stock cooperatives, we have assisted boards of these types of associations with addressing issues unique to those associations, such as issues relating to stock shares, member certificates, occupancy agreements, and membership rights and termination.
